Sure, the market might not be as wild as those 'unicorn' years, but trust me, homes priced appropriately are still flying off the shelves with multiple offers!

We are facing is the limited number of homes available for sale in the Kansas City market. National data from the National Association of Realtors (NAR), says a whopping 76% of homes were sold within a month, and in June alone, the average house received 3.5 offers! Crazy, right?

Now, if you want to make the most of this hot market and maximize your chances of success, you need an agent by your side. Only a seasoned agent can accurately assess your home's worth and set the right asking price. Believe me; there's a lot at stake if you get this wrong.

If you undervalue your house, potential buyers might start questioning its condition or wonder if something's off. Plus, you'll leave money on the table, and we all want to keep our buying power intact, don't we?

On the flip side, overpricing can be just as harmful. You risk scaring away buyers even before they step foot inside your home! And if you have to do a price drop later, well, that can be seen as a red flag. We don't want that, do we?

NerdWallet put it brilliantly: "Your house’s market debut is your first chance to attract a buyer and it’s important to get the pricing right. If your home is overpriced, you run the risk of buyers not seeing the listing . . . But price your house too low and you could end up leaving some serious money on the table. A bargain-basement price could also turn some buyers away, as they may wonder if there are any underlying problems with the house."

So, my advice is to aim for the bullseye when pricing your home. Not too high, not too low, but right at market value. When you hit that sweet spot, you'll attract more buyers, increase your chances of multiple offers, and watch your house sell quickly!
